vino.properties is an online property listing platform based in Sri Lanka. We connect property buyers and sellers across all districts of Sri Lanka. By using this platform, you agree to be bound by these Terms & Conditions.

These terms apply to all visitors, buyers, sellers, and anyone who submits a listing or enquiry through vino.properties.

Commission is due and payable at the time of signing the sale agreement or transfer of ownership, whichever occurs first. Failure to pay the agreed commission may result in legal action.

• Commission applies to all property types — houses, land, apartments, villas, and commercial
• The 3% is calculated on the final agreed sale price, not the listed price
• Buyers introduced through vino.properties are considered platform introductions
• Commission is non-negotiable unless agreed in writing prior to listing

• Submitted listings are reviewed within 24 hours of payment confirmation
• We reserve the right to reject or remove any listing that contains false, misleading, or inappropriate content
• Listings must include accurate property details — location, price, type, and description
• Photos must be of the actual property and must not infringe on any copyright
• Admin decisions on approval are final

vino.properties reserves the right to edit listing content for clarity, accuracy, or formatting before publishing.

By submitting payment for a listing package, you acknowledge and agree that:

• Listing fees are non-refundable under any circumstances
• If your listing is rejected due to policy violations, no refund will be issued
• If you choose to remove your listing early, no partial refund will be given
• Payment confirms your agreement to these terms

Current listing packages and fees are displayed on the platform and are subject to change without notice.

All listings on vino.properties have a fixed active duration depending on the package selected:

• Listings are automatically removed after the expiry period
• Sellers will not be notified automatically before expiry — it is the seller's responsibility to track their listing duration
• Expired listings can be reposted by paying a renewal fee
• vino.properties is not responsible for any missed enquiries after a listing expires

• vino.properties acts as an intermediary platform and is not a party to any transaction between buyers and sellers
• We do not verify ownership of properties listed on this platform — sellers are solely responsible for the accuracy of their listings
• Buyers are advised to conduct their own due diligence before making any purchase
• vino.properties is not liable for any financial loss, dispute, or damage arising from transactions made between buyers and sellers
• These terms are governed by the laws of Sri Lanka
• We reserve the right to update these Terms & Conditions at any time without prior notice
